Mid-Century Modern Waiting For a Facelift

If you are looking for a mid-century home with lots of space this could be a candidate. This home on Coolidge Terrace has great possibilities. Floor to ceiling windows, a great view, a kitchen with a door to the back patio and a spacious rumpus room with bar. The kitchen looks to be remodeled in the 1980's, but is large and functional. The bathrooms look to be remodeled within the last 10 years.  There is carpet on the living room floor,  but there might be hardwood under the carpet. I saw hardwood in the upstairs closets.

This home is currently listed with New Spring Real Estate and is ready for you to make your mark on it.

Sleek and Sexy Oakland Hills Kitchen

I don't just jump for every sleek granite kitchen that I see, I look for quality, layout and functionality. I fell for an ultra modern sleek kitchen in the Upper Rockridge District of Oakland yesterday.  5656 Buena Vista has a fantastic open kitchen with built-in Miele espresso machine, built-in eating counter, built-in window seats, high-end energy efficient appliances and a great view from the window above the sink.  This kitchen opens up to the "family" room with plasma television and powder room.

I am a strong believer that renovations should incorporate new innovations and "green" choices, but also stay congruent with the period of the house. This house was built-in 1995 so this sexy style lends to the house. This house is currently listed with Pacific Union by Dee Knowland. Offered at $895,000 (This house over-looks highway 24. If this home was situated in a different location it would be over a million dollars.)

Charismatic Cottages on the Oakland-Emeryville Border

Yesterday I held open two enchanting cottages on Fremont Street off of Powell Street in Oakland, on the Emeryville Border. When walking into the front owners cottage with hardwood floors, tansu chests, and bountiful windows, I felt immediately smoothed from my busy morning. The previous owner incorporated modern amenities such as stainless steel gas range with overhead microwave and updated bathroom with river rock shower to create the ultimate fusion of east meets west, and storybook meets city. Off of this cottage is a beautiful deck with plants and space for lounging.

The back cottage is currently rented and the tenant is paying market rent. The detached garage has been converted with permits to a legal office/workshop studio with bathroom.  Every week I view many properties and this legal duplex is my favorite property from last week.

This listing is currently listed with Red Oak Realty.

Fannie Mae and Freddie Mac Suspend Foreclosures for Homeowners

Freddie Mac and Fannie Mae have directed their network of providers to suspend foreclosures and evictions proceedings from November 26th, 2008 thru January 9, 2009. The Streamlined Modification Program is scheduled for December 15th allowing delinquent borrowers who qualify to re-negotiate the terms of their loans to lower payments to no more than 38% of borrowers gross income.

Eligibility is determined by several factors: Homeowners must be 90 days or more late in their mortgage payments, owe at least 90% of their home's current value, live in the home on which the mortgage was taken and have not filed for bankruptcy.
