Historically, just after the Superbowl is the kick-off for the Spring market. This is the time that buyers are looking for a surge in inventory to find a place to call home. If you have been reading my monthly e-newsletters you know that the market peaked last Spring and has been adjusting since then. This has made some sellers apprehensive about selling, thinking they will hold out until the market goes up, but the reality is that the market is not dead, there are many buyers who have started or resumed their searches and they are looking for places to plant roots. Overall for single family homes, I am seeing prices hover around the 2020-2021 market which, historically, was very good. This year, many agents are concerned that we are not going to have enough inventory to meet our buyers needs.
Last month, I brought on 802Woodland.com, a 1920's home in one of San Leandro's most coveted neighborhoods. I worked with the sellers to quickly prepare the property to show its best on a minimal pre-marketing budget and the results were 12 offers. I have followed other listings throughout Oakland and Berkeley and have seen multiple offers over the asking price. This is not to discourage buyers from buying, but it is important to know what is going on in real time. The East Bay has always been a strong real estate market and the most important part of my business has always been transparency and integrity.
