Last weekend was Mother's Day and I had a wonderful day with my family. We went to RH Palm Court in San Francisco for brunch – the building is beautiful! If you have a sweet tooth, order the caramelized banana split and then relax and take in stunning views from the rooftop deck after your meal. On the way back to Oakland, after 5 decades of living here, we went to Treasure Island for the first time (well my husband and son had been on the island, but it was the first time for me and our daughter). As I mentioned, the weather on Sunday was sublime and my team definitely noticed a decline in open house traffic. I reached out to my colleagues to see if they experienced the same. I received several responses that their open house traffic was lightly attended. I am noticing that some properties are selling quickly with multiple offers over the asking price: these properties often have been very well maintained and upgraded and have minimal repair recommendations. Other properties are taking a little longer to sell as they are waiting for the right buyer to come along.
I believe this market will be one that requires patience. Buyers will need patience finding a home that fits their needs and budget. While the market has softened some, the East Bay still commands a premium price to live here. I have noticed that some buyers have concerns about overpaying for a property. This makes it crucial for sellers to price their properties not only according to how their neighborhood is performing, but also according to their property’s condition. (Sellers should keep in mind that buyers do not care what you paid for your home, what you owe, or what you want to net from the sale). Sellers may need to be patient, especially if their homes require repairs.
The good news? There IS a buyer for every property; it will come down to timing and price!
